Thank you guys so much for all your encouragement

Thank you guys so much for all your encouragement about starting to post regularly, again 🤍 I can’t tell you how special it’s been reading your comments and DMs, and talking again to everyone. What an amazing week!

When I did this renovation, I really wanted each room to feel like its own space, but still all be connected, so I built these cased openings dividing the kitchen, dining, and living room. I love them because then you can make each space feel different. We did a vaulted ceiling in the kitchen. I raised the dining room to 12 feet, and I was able to wrap wallpaper all the way around the dining room ✨ It’s just so nice when you have these ends to your spaces so you can make them connected but do different things in each one with the Trim, ceilings and wallpaper…It’s so fun! I highly recommend them! It can be so annoying when one wall continues through the whole main floor and you’re like, “how do I stop this paint colour or wainscoting?!” 😂 Do you guys like 100% open concept or a little bit of a division in your spaces? I feel like things got too open and now it’s swinging back the other way. P.S. my bistro table is on a great way day sale and I’ve linked other items too…just click the link in my bio 🩶

Oh my gosh you guys made my life when you liked my last still-photo carrousel…reels sucked my complete and total will to live on Instagram…like I love photos so much because I’m a details person and I want to be able to show my details to you and then in return pour over the details in everyone else’s homes too! Reels are so annoying -like you see the cover shot and go to click on it and then it instantly disappears and everything is swooshing so fast …don’t even get me started on real estate videos 😖😂 …oh no I’m super aging myself remembering the relaxing back-in-the-day Instagram …basically a 🗞️ newspaper compared to now 😂😂😂 Do you guys like reels? I’m a 🦕

For over a decade, (more like almost 15 years now 😳) I shared pictures of our homes almost every day. Somewhere along the way, something that once brought me so much joy started to feel like pressure, and eventually I just stopped.

The other day, my daughter, Juliette, said, “Mom, you should start posting aesthetic pictures of our house again.”

It was such a small comment, but it meant more to me than she probably realized. I think I’d forgotten that while I was busy overthinking it all, she had grown up watching me do something I loved. And maybe she was proud of it.

Thank you Juju for the encouragement, I needed it.

Anyway, here’s our dining room. 🤍

I genuinely don’t know what’s been more life-changing this year… Costco delivery or this sectional. 😂 How did I not have a sectional in here before?! 🤯

Safe to say, we spend a lot more time at home now. 🤍

I’m selling my renovation before I renovate it. 🤍

I’m selling my renovation before I renovate it. 🤍

I bought 267 Elmgrove because it’s in one of the most desirable locations in Russell Woods, Lakeshore — and I could immediately see what this house could be.

As you know, I still have my own home for sale, and since it hasn’t sold yet, I’ve decided to do something a little different: sell my renovation before I renovate it.

Before someone else gets to make this house their own, I wanted to show you the vision I had for it. Nothing drastic. What if we simply painted the brick white, replaced the windows, lightened everything up and added some beautiful hydrangeas?

Swipe through the before + afters. Sometimes a house doesn’t need to become something completely different — it just needs someone to see what it could be.

Want to see it in person? Reach out to my husband and our realtor Matt Biggley at @mattlovesrealestate, visit MattBiggley.ca, or DM me directly. You can also see the full REALTOR.ca MLS® listing through the link in my bio. 🤍 #beforeandafter
