Oh my gosh you guys it’s all permits and demo at the lakehouse reno, finally!!! After what felt like forever, we got all of our permits and we have been demoing like CRAZY! I can’t wait to show you all the changes! It has been so satisfying to see all the cramped spaces get blown wide open!

Ceiling Dropped to 7 Feet?!
Remember the original ceilings were dropped to 7 feet and that we needed to find out why? There was the most crazy insane 18 inch x 23 feet long steel beam causing that drop!!
This is the exact moment where after a lot of begging, since we promised ourselves we would first move in and get the vacation rental up and running before renovating, I finally pestered Matt into punching a hole in the ceiling to see what was there! That’s also pretty much the moment that our reno morphed into FULL ON! Yay!
That small hole is about all we can take credit for, because the rest Matt’s Dad has done for us, like a champion hero! Wayne we love you!! Thank you so much!
Recognize that guy right below? Yup, Matt Cornies! He was the contractor on our current home and he’s sussing out our floor dilemas…like 30 different materials on 30 different levels. I’m hoping I can convince him to work for us again and do some pretty finishing work on this place, when he has free time! I’m dreaming of a coffered ceiling in here!!
What Did We Need Permits for?
Ok so we needed the permits to take out the wall between the galley kitchen and then to also take this steel beam out and use LVLs to carry all the loads. So, we had an architect draw this room and then an engineer create the plan for the structure.
It’s a bit of a costly process, because we are opening up huge spans, but the value that these changes will bring to the home are literally priceless and worth every penny!!
Our architect for the permit process was Bradley Smith. He really quickly turned over our job and connected us with an awesome engineer, so that we could submit and get approvals at lightning speed, which was awesome! Thanks so much Brad!
Bye Bye Steel Beam!
No one could believe that we opted to take the steel beam out because of how big and complicated the job would be. However, in the room, it felt like a thousand lbs sitting right on your head AND most people don’t have the best contractor and friend to call in for the “Heavy Lifting”. Thank you Mike Breault for literally freeing us of this beam in a matter of a couple hours, yesterday! Like this guy is unreal…that’s all I have to say.
K, so I wasn’t there, so I only have a couple pics…but you’ll get the idea! It was amazing!
Next Steps
We need to add additonal support in the basement, so the beams holding the LVL opening up in the kitchen can be properly supported and pass code. Then we need like a million more LVLs like about 21 more, literally, but that’s not the most exciting talk. I can’t wait to show you the space wide open and temp walls down!
I have so much more fun demo to show you soon, but I wanted to give you a quick update and let you know we’re hard at work, I promise!!
What Else Am I Working On?
I’m working to design the kitchen and just got the first drawings and quotes back from 3 places. Can’t wait to share all that info soon. All I can say is man were the different quotes different. One was literally criminal. Like he should go to jail for trying to up charge so bad! …good thing it’s not our first rodeo. YOU ALWAYS NEED TO GET MULTIPLE QUOTES…k sorry for going all caps there for a second, but it’s just so important.
Vacation Rental
The other thing I’m working on is our Vacation Rental!! Holy crap I had no idea that it would be so much work setting it up when we already lived there…like it has been never ending and we still have so much to do. I can’t wait till I can start revealing all 4 brand new guest rooms!!! eeep!! I swear I am going all out for guests! ALL OUT!

Our first guests are coming April 26th?! Like omg so soon! We are also packing up to move out and spend a few months with my parents until the Lakehouse reno is liveable. In case you’re wondering how many times we’ve moved in with them, so am I! Like I’ve lost count, for real, but it must be at least 5 ….they are saints!!!

Very soon I’ll be sharing my Vision Boards for the lakehouse reno, which has me super pumped because it’s the total look and feel of what I’m up to! I actually got really lucky as well to collaborate with some UBER famous and professional renovators and learn their tips and tricks, and I’m looking forward to sharing the news with you!
